The Foggy Bottom area has always been a popular housing destination.  George Washington University is one of the driving forces in this market.

GWU consistently has more students than available housing units.  The scarcity of on-campus housing creates a strong need for rentals in the area. With such demand, it has also been a popular area for investors.

Foggy Bottom has many one bedroom and efficiency condominiums and co-ops that are perfect for rentals.  This is the way to go, especially for investors interested in starting with something simple that gets great cash flow.  My wife and I bought there some years ago and it has proven to be an excellent investment for us.
